Why Floor Plans Sell Homes

Monday, July 13, 2020

If you are looking to sell your home, you need to take every available advantage. Even with demand outstripping supply in the housing market, vendors operate in a competitive marketplace.

Floor plans are an essential addition to property listings, and there is enough evidence to believe floor plans sell homes.

Rightmove statistics confirm the power of floor plans when selling your home

If you are looking for confirmation regarding the importance of floor plans, a Rightmove study which spoke to 10,000 people provides you with everything you could ever want or need.

More than 50% of respondents said they would not instruct an agent if a floor plan weren’t provided when selling their home.

78% of vendors placed the importance of a floor plan as “seven out of ten” or higher. 20% of potential buyers or tenants said they would “ignore the property advert completely” or “only re-visit it if nothing else caught their eye” if a floor plan was not provided in the property listing.

Rightmove’s research suggests properties with a floor plan receive up to 30% more interest than properties without. As far back as 2013, around 66% of listings on the property portal featured floor plans, and there is every indication the percentage has increased in the intervening years.

Therefore, the statistics indicate floor plans matter when selling a home, but why?

A floor plan offers definitive information about a property

A growing number of buyers are wary about the way photographs are manipulated to create a sense of space or a false impression of a property. Even without resorting to editing images, professional photographers can utilise space, light and staging to create a more favourable impression of a property.

With a floor plan, the information is provided in a manner that tells the facts and little more. For buyers who have grown tired of misleading photographs, a floor plan allows them to create a more realistic view of the property.

Floor plans can reduce the number of viewers but in a good way

As a vendor, you might think reducing the number of viewings at your property is a bad outcome, but not if you reduce the wrong type of viewers. Many people like the look of a home on a property listing, but once they see the house in person, they realise it isn’t suitable for them.

With a floorplan, savvy buyers can review if a property is acceptable for their needs. If the property looks great in the photographs but isn’t suitable for the buyer, they will end their interest without arranging a viewing.

Therefore, floor plans remove viewers who will eventually say no, which means the prospective buyers who do attend have a greater likelihood of making an offer.

When it comes to property viewings, quality is more important than quantity, and good quality floor plans help vendors attract qualified viewings.
